We offer our comprehensive services through our Maintenance Division to all of our customers. Whether you manage an HOA, own rental properties or are a member of the general public, United Contract & Management can help you keep your properties well maintained.

Maintenance Services Includes

Our comprehensive property maintenance packages include the following services:

  • We will handle all maintenance and repair requests from tenants and property owners.

  • We will maintain common areas for community associations in any type of community

  • We will supervise any projects relating to the property.

  • We will obtain bids for maintenance and repairs when requested by investors, homeowners or Boards of Directors.

  • We offer 24-hour emergency maintenance services.

  • We report on preventative maintenance repairs to homeowners, investors or Board of Directors.

  • We oversee all scheduled property inspections.

  • We can also offer Video surveillance monitoring for the exterior of your property

  • Respond to All Requests from Residents

This keeps you from having to be directly involved with the tenant, while making sure proper repairs are made on your property as quickly as possible.

Management Services

Coordinate Contractors

When major repairs or renovations are needed, we will collect bids from the area’s best contractors to help keep your costs low while ensuring the job is done well. You will be contacted for approval on all major repairs. We will then schedule and coordinate the repairs with the contractors and the property’s occupant.

Home Warranty Work

If you own a property that is still under a home warranty, United Contract & Management will work with the home warranty company to save you valuable time. We will also follow up to ensure the repairs were completed as needed.

Inspection of Completed Repairs

We will inspect all major repairs on the property to ensure that the work was done well before we pay any of the bills.

Recommendations for Property Improvements

Keeping up with improvements around your property is important to maintaining the value of your property. We will perform semi-annual inspections of your property, and then provide recommendations for maintenance and improvements that will maintain and improve the value of the property. In the case of homeowner associations, we will perform these inspections at least two times per month.

Property Maintenance for Buyers and Sellers

When buying or selling a home, professional property maintenance can make all of the difference. Buyers can turn to us for help with cleaning the home, washing windows and sprucing up the yard before they move in. Sellers can contract with United Contract & Management to ensure that the home makes the right first impression and has great curb appeal.

HOA Common Area Maintenance

  • One of the duties of HOAs is maintaining common areas. To assist with this, we will:

  • Maintain and repair common areas in line with the covenants and by-laws of the Board

  • Gather bids when maintenance and repairs are needed, then present those bids to the Board

  • Supervise all repairs or capitol reserve projects

  • Report on maintenance or repairs to the Board

  • Perform inspections on the property

  • Investment Property Maintenance

  • To help you maintain your investment property, we will:

  • Process requests from occupants for repairs

  • Perform 24-hour emergency maintenance

  • Perform regular inspections

  • Supervise all repairs or capital reserve projects

  • Gather bids when maintenance and repairs are needed, then present those bids to the investor
